BUYING A RENTAL PROPERTY
This "wanna be landlord" has been an established home owner for many years and has built a good amount of equity in their home. The goal was to have some passive income for retirement. They obtained a 20% down payment for a rental property by leveraging their home equity. In doing so, they were able to bring the mortgage payments down so that they have some extra cash flow with the rental income.
FINDING A DIAMOND IN THE ROUGH
We helped a family team of renovators find a "diamond in the rough" to renovate and resell. We first set-up autonotifications on properties that were tagged as "court ordered sale" or "foreclosure". After doing some due diligence, we went to the Vancouver Court house to make an offer on the court date. The offer had to be strategic in order to win the bid. Consequently the client's offer was accepted based on a quicker completion date.
